 If you believe its time to rethink what real estate brokerage services should cost. Luna Realty is a one person, independent real estate brokerage with over 41 years of experience in the Boulder/Denver market,  I provide experienced professional services, embrace innovation, believe in 'out the box' thinking and specialize in representing sellers.

1.5% to 3.7% Total Commission and Full-Service
You should have a say in how much commission you want to offer 'Buyer's' brokers.

Here are your options:​
  • ​​2.0% COMMISSION - .9% goes to Luna Realty and 1.1% to the buyer's broker. (This is reverse of the typical commission split where the listing broker gets the larger share.)​
  • 2.1% to 3.7% COMMISSION - If because of market conditions or motivation, you want to offer buyer's brokers a commission of more than 1.1% (for example: 2% or 2.5% or 2.8%), Luna Realty's share of the commission  remains .9% - that would make the total commission 2.9% or 3.4% or 3.7%. IT IS YOUR DECISION.
  • 1.5% COMMISSION - If Luna Realty, or you, find the buyer and no commission is due to a buyer's broker, then the total commission is 1.5% of the selling price.
  • 1.0% COMMISSION - If you're a For Sale By Owner and  have a buyer and have mutually agreed to all the basic terms of the sale (price, inclusions, closing date, etc.), Luna Realty charges 1% of the selling price to write the contract, help resolve inspections, etc., and complete the closing.

 Full Service, Not "Do It Yourself" Real Estate.

 Services include:
  • I tour of your property to gather information for listing it (dimensions, etc.) and to offer suggestions to get it ready to put on the market.​
  • A written opinion of your property's current market value based on recent sales, current listings and market conditions.
  • A detailed estimate of costs of selling and your net proceeds.
  • Creating specific showing instructions based on your situation which will be used by Showing Time to schedule showings.
  • Automated emailed showing notifications and any feedback provided by the showing brokers.
  • Depending on where your property is located, entering it in either the IRES or REColorado MLS systems (because of data sharing agreements, your property will appear in both MLS systems).
  • Your property will also appear in both Coloproperty.com and REColorado.com, and Realtor.com and Zillow. And through ListHub and IDX it will be distributed to numerous real estate websites.
  • Automated emailed MLS updates to keep you up to date about competing properties.
  • A yard sign with a custom sign rider (for single family home listings) or a window or balcony sign for condo listings (where allowed by the HOA).
  • A Sentrilock electronic lockbox which provides a higher level of security than the typical 'combination' lockboxes.
  • Electronic document signing via DocuSign - a secure and widely used service for signing documents from your computer, tablet or phone.
  • Advice, problem solving and attention to details throughout the entire process - from listing through closing.
  • And most important, my 41 years of experience as a real estate broker in the Boulder/Denver Metro area.
